1. Who you are dealing with
PT Black Sands Management, trading as Black Sands Villas, registered in Indonesia at Jl. Bypass Ngurah Rai A Kedonganan No.21, Badung, Bali. NIB 0603230075262.
2. Our role
Black Sands is a booking agent. The villas shown on this site are privately owned; we do not own them and we do not operate them. We introduce guests to owners, check availability, pass on the owner's rate and confirm the booking on their behalf.
Your stay agreement is with the owner of the villa you book, not with Black Sands. We arrange it, confirm it in writing and stay reachable throughout your stay.
3. Enquiries and confirmation
- Sending an enquiry through this site does not create a booking and costs you nothing.
- We check your dates with the owner and reply with their rate for exactly those nights.
- A booking exists once we confirm it to you in writing and the owner's deposit terms are met.
- Until then, dates shown as free on this site may be taken by someone else.
4. Rates and what they include
Rates are set by each owner and quoted per stay. What is included is listed on this site and repeated in your confirmation. On stays of thirty nights and over, electricity, drinking water and gas are billed as used and settled with the owner or their household team.
The calendar on this site shows availability, not price. It is kept current by us, but it is not a booking system: only a written confirmation from us is binding.
5. Payment
No payment is taken through this website. Payment terms, including any deposit and the balance due before arrival, are the owner's and are stated in your confirmation before you commit.
6. Cancellation
Cancellation terms belong to the owner of the villa you book. We tell you those terms in writing before you pay anything. If you need to change dates, write to us and we will ask the owner — many are flexible outside high season, but none of them are obliged to agree.
7. On arrival
Indonesian law requires guest registration. The owner or their household team will ask for passport details for every adult staying. Each house has its own rules on guests, events and pets; anything unusual is easier to agree before you book than after you arrive.
8. What we are and are not responsible for
We are responsible for arranging your booking accurately and for describing each villa honestly. If a house is not as described, tell us and we will take it up with the owner and help find an alternative.
The condition of the property, its equipment and the conduct of its household team are the owner's responsibility. We do not provide transport, tours or drivers; where you need them we will share contacts for licensed local providers, and any agreement you make is with them.
9. If something goes wrong

10. Governing law
These terms are governed by the laws of the Republic of Indonesia.
11. Changes
We may update these terms. The version in force is the one published here on the day your booking is confirmed; the date is shown at the top of this page.
